Terms of Use

How this site works, and a plain-language summary of the lease agreement you sign before moving in.

This page covers two things: the terms for using this website and sending us a booking request, and a summary of the Apartment Lease Agreement signed before a tenancy begins. The summary is here so nothing about a tenancy comes as a surprise, but it is only a summary. The signed agreement is the binding document, and where the two differ, the signed agreement governs.

01

About these terms

These terms cover your use of this website and any booking request you send through it. They are not your tenancy agreement.

If you go on to lease an apartment, a separate written Apartment Lease Agreement is signed by both parties. That signed document governs the tenancy. Where anything on this website differs from it, the signed agreement prevails.

02

Booking requests

Choosing a term, a move-in date and an apartment on this site sends us a booking request. It is not a confirmed tenancy and it costs nothing to send.

Availability shown on the site is live at the time you look at it, but an apartment is only held for you once we confirm. We may decline a request, and we may ask for identification and references before offering a lease.

Rates shown are in Rwandan Francs and are the rates current at the time of display. A quote is fixed once it is written into a signed agreement.

03

Lease terms and how they are priced

Apartments are leased monthly or weekly, depending on what each apartment offers and its minimum stay.

A monthly lease runs from date to date. One month from 1 March is 1 April, and one month from 1 February is 1 March. You pay a single monthly rate for that period whether it contains 28, 29, 30 or 31 nights. Weeks are seven nights.

Longer stays are priced as whole months first, then whole weeks of what remains, then any leftover nights. You are never charged more than paying the nightly rate for every night of the stay.

04

Rent and security deposit

Rent is payable monthly in advance, by bank transfer to the USD or RWF account named on your agreement. Keep the deposit slip or transaction reference for every payment. That record is what settles any question about whether a payment was made.

A refundable security deposit is payable when the agreement is signed. It secures performance of the agreement and covers damage beyond normal wear and tear.

Rent does not increase during the agreed term. If the lease renews automatically on a month-to-month basis, we may increase the rent for the renewal period by giving you written notice first, effective the month after the notice period stated in your agreement.

If rent is not paid within the number of days your agreement allows, it is past due and the late fee written into that agreement applies.

05

Utilities and services

We provide and pay for:

  • Water
  • Waste collection and cleaning services for the building
  • One roll of toilet paper on move-in

You arrange and pay for:

  • Electricity
  • Internet service
  • Gas

Where a utility is billed to us on your behalf, it is collected together with your monthly rent.

06

Using the apartment

The apartment is let for residential use as a private dwelling. It may not be used for any business, profession or trade.

You confirm on moving in that the apartment is safe, clean, undamaged and fit to live in. A move-in inspection checklist is signed by both parties and attached to the agreement. That record is what any later deposit deduction is measured against.

You keep the apartment in good and sanitary condition, use the plumbing only for its intended purpose, and put refuse in the designated places. You do not block shared entrances, staircases, corridors or driveways, hang laundry from windows, rails or balconies, or make noise that disturbs other residents.

You may not keep anything dangerous, flammable or explosive in the apartment, or anything an insurer would consider hazardous.

You may not alter the apartment or install a fixture without our prior written consent. Where we consent, the alteration becomes part of the apartment and stays at the end of the tenancy unless we have agreed otherwise in writing.

You may not assign the lease or sublet the apartment without our prior written consent. Where we consent, you give us the sub-tenant's name and address within five days and remain responsible for the agreement.

07

Parking, rooftop, pets and guests

A parking space is included with the apartment at no additional charge; the space number is recorded on your agreement.

The rooftop is free to use. Access is booked in advance and confirmed, and you are responsible for any damage, mess or disturbance caused during your booking. We may set reasonable rules for its use and withdraw access where they are not followed.

Pets are permitted within the number and type recorded on your agreement. We are not liable for harm, injury or damage caused by a pet.

You may host guests for reasonable periods. A guest who stays beyond the consecutive nights, or the total nights within a calendar month, set out in your agreement counts as an occupant and must be added by written amendment.

Shared building amenities, where your agreement lists them, are subject to reasonable rules and may be suspended temporarily for maintenance or repair.

08

Repairs and entry

We respond to reasonable maintenance requests, including repairs to plumbing, electrical systems and the appliances provided with the apartment, within a reasonable time of written or verbal notice. Emergencies are addressed as soon as reasonably possible.

We may enter the apartment on at least twenty-four hours' notice for inspection, repairs, maintenance, improvements, pest control, or to show it to a prospective tenant, purchaser or contractor. In an emergency involving immediate risk to people or property, we may enter without notice.

We exercise that right reasonably and in a way that keeps disruption to a minimum. Otherwise, you are entitled to hold and enjoy the apartment peacefully and quietly for the term.

09

Cancelling and ending a lease

Before you take possession: tell us in writing. Where you have paid a booking deposit, reservation fee, advance rent or other prepayment, it is refunded less the cancellation fee set out in your agreement, and the balance is paid within the number of business days that agreement states. Cancelling close to the move-in date may mean we retain the booking fee.

After you have moved in: give us written notice. You remain responsible for rent to the effective termination date and vacate on that date. No early-termination fee is charged.

At the end of the term, the tenancy ends unless both parties extend it in writing or sign a new agreement, or we accept new rent from you. Accepting new rent creates a day-to-day tenancy either party can end on short written notice.

If you leave without notice or any intention to return, we may take possession and re-let the apartment, applying any rent received to reduce what you owe. Belongings left behind are held for a reasonable time for you to collect.

Your deposit, less any lawful deductions, is returned within fourteen business days of you vacating and returning all keys and access devices. Where anything is deducted, you receive a written itemised statement describing each deduction.

10

Using this website

You may use this site to browse apartments and send genuine booking requests. Do not attempt to disrupt it, access parts of it you have not been granted, submit false bookings, or scrape it at a volume that degrades it for other people.

Photographs, descriptions and layouts on this site are illustrative. Individual apartments vary, and the apartment you are shown before signing is the one the agreement covers.

We may change rates, availability and the content of this site at any time. We try to keep it accurate, but we do not warrant that it is free of errors or always available.

11

Disputes and governing law

If something goes wrong, tell us first. Most things are resolved by a conversation. Beyond that, the parties agree to attempt good-faith negotiation, and then mediation before starting court proceedings, except where urgent legal relief is needed.

Nothing in that process limits either party's right to seek relief from a competent court where the law permits it.

The lease agreement, and these terms, are governed by and interpreted under the laws of Rwanda.
